Housing the Boom: How Critical Minerals are Reshaping Regional Accommodation Needs

Australia is sitting at the centre of the global energy transition. As demand for lithium, copper and rare earths accelerates, new investment is flowing into regional hubs that power the clean energy supply chain.

From Mackay and Townsville in Queensland to Whyalla in South Australia, and into key suburban corridors across Victoria, there’s a sustained wave of skilled workers, engineers and project partners arriving to deliver complex, multi-year programs of work. With this scale of activity comes a practical question that shapes the success of every project. Where will these people live, and how can accommodation support productivity, retention and community outcomes over time?

Traditional short-stay hotels were always designed for transient visits. Whilst FIFO camps solve proximity issues, they often separate workers from local communities. Today’s workforce is increasingly mobile, skilled and more likely to remain on site for months or years, so it’s reasonable they need living spaces that feel familiar, support daily routines, and provide stability for longer assignments.

In October 2025, the Reserve Bank said the demand for critical minerals could grow strongly, but the outlook is uncertain and shaped by policy, technology and prices. Mines take years to build, and refining is concentrated in a few places, which adds risk.

At a community level, this pressure appears first in housing. In regional and mining areas, new projects can quickly absorb limited rental stock and push prices higher. Lower-cost rentals become harder to find, and residents who are not working on the project may struggle to secure or afford a home. Some relocate, while for others, employment on the project becomes the most reliable path to suitable accommodation.

From a housing perspective, this means regions need flexible and scalable long-stay accommodation that can meet the demands of project cycles, rather than relying on the existing rental pool. Even with recent price falls pausing some activity, most scenarios still point to long-term growth, with global lithium demand projected to be around two and a half times higher in 2050 than in 2030.
